DO I BUY OR DO I SELL FIRST?


This is a most common question when you are considering an upcoming move from your existing home ownership.


It stems from the desire to move into a new lifestyle, often caused by the following life situations:


  • Your present home is too small for your family’s growing needs;

  • Your home is too large for you now that the children have gradually moved out

  • Your relationship has broken and you both must part ways

  • You are being transferred to a new location

  • You want to get closer to family or to your child’s new education area, or

  • Perhaps a particular situation in your life that is causing you to want to improve your lifestyle.


Regardless of the reason, many homeowners wonder if selling the house first is better than buying first, yet fear that if they sell first, they won’t be able to turn around and find what they want in time. They fear committing to a buyer first. Conversely, many don’t want to commit to a seller by making a firm offer on a property to then stress each day of having to sell their home fast and not getting the price they need that would allow them to fund their purchase.


The question becomes: What do I do first? Where do I put the risk? Getting my home sold or buying my next one before I sell mine?


The answer is neither… When you put yourself into a situation of stress by buying or selling first, you create uncertainty on either side of your decision. If you buy first, you’ll worry about the selling side and if you sell first, you’ll worry about the buying side. The problem becomes the “worrying” part of your journey, for any journey that brings you negative feelings cannot result in a joyful outcome.


The answer lies in synchronization between buying and selling, where both run side by side all the while keeping close monitoring between each other. To attain this synchronization, I develop a strategic plan with each client based on 2 principles: a) Diagnostics and b) Positioning.


Diagnostics is the in-depth analysis of their dream destination, the why, where, when and what of their dream home. With the help of my 15 minute email survey, my clients can tell me with precision what their utmost expectations are as it answers even questions they may not have considered. Diagnostics is about the client telling his or her story…


Positioning is the strategic plan for selling. This phase is about relating the property to the marketplace and building the winning conditions to a top priced sale. Essentially, it's me bringing the market’s story to the client.


With both stories now in alignment, specific conditions are set and a timeline is created for the execution of an Action Plan, where both shopping for a new home can be done while the sale is prepped and ready to launch upon command.


It's not about doing one thing first that leads to a discombobulated dance, but to have both sides dance in unison. Much more pleasant, much more joyful wouldn't you agree?
