Selling your house is a process filled with emotional charge and is considered by most homeowners as not being a house, but a home...
This is perhaps the biggest hurdle to a successful sale. In fact, most of my successful sellers have been the ones who were able to put their emotional perspective into a buyer's shoes.
I for one have always claimed that a realtor need not "sell" the house... houses sell themselves. You don't have to be a rocket scientist to realize that consumers shopping for a new home need not be told that "this is the kitchen" or "here's the double closet"... People are smarter than that.
Buyers buy on "feeling" first, then justify their purchase decision on logic and numbers. But if they don't get that "feel" of visualizing their own life experience while visiting, logic won't need to show up.
Remember... you are not selling that place you call HOME, because all the buyer sees is a HOUSE which, for them, can become their HOME. So try to remove your emotional ties to it during the selling process.
